1. SORT OUT YOUR FINANCES

The first step for buying a new home is to see how much you can afford, find out how much your deposit will need to be and – if you need one, get a mortgage agreed in principle. This doesn’t commit you to anything – you can always choose a different provider later.

2. FIND YOUR DREAM HOME

This is the exciting bit, so take your time and do your research! Consider location, number of bedrooms and what you want from your new home – then start looking.

3. APPOINT A SOLICITOR

A solicitor takes care of all the legal aspects of buying your home. We recommend you find one that specialises in new build conveyancing (preparing the property transfer documents).

4. RESERVE YOUR NEW HOME

When you’ve found the perfect property, your finances are in place and you have a solicitor, it’s time to reserve your new home. Reserving your home means no one else will be able to reserve it.

5. ARRANGE YOUR MORTGAGE

There are lots of things to consider when it comes to a mortgage. Once you’ve done your research (we recommend speaking to a Mortgage Adviser) you can select the option that’s best for you.

6. GET A VALUATION & SURVEY

Your mortgage lender will require confirmation that the property is worth what you’re paying for it. They’ll arrange the valuation for you and it may involve a fee. The survey checks the condition of your new home.

7. COMPLETE THE LEGAL WORK

Formally transferring ownership of the property from us to you (conveyancing) and checking there are no legal obstacles in the way, like local plans that may affect the value of the property, is taken care of by your solicitor.

8. EXCHANGE CONTRACTS

Once all the legal work is completed, your solicitor will exchange contracts with us. This is when you pay your deposit and commit to the deal taking place. You’ll then be invited to your new home introduction, where we’ll show you round and demonstrate how everything works. You can now organise your move!

9. COMPLETION & MOVE IN

On the date of completion, you become the legal owner of your new home, when the full cost of the property is transferred from your solicitor to us. The keys are then yours and you can move in. Congratulations!
